General Manager
(Real Estates Development)

We are seeking an experienced full-time real estates development finance professional, at Assistant General Manager level, with a commercial focus who will like to further their career in our Company. The ideal candidate, already based and operating in Nigeria, will, for the moment, report directly to the Head of the Company. The ideal candidate will have bottom-line profit and loss responsibility for project conceptualisation, planning, permitting, market and financial analysis, financing, interface with design and construction, and successful development of residential and commercial real estates. There is scope for advancement to the position of General Manager.

Your Key Responsibilities:

Participate in the identification, feasibility analysis and negotiation of real estates acquisitions.

Source and analyse the feasibility of potential development sites and evaluate associated development schemes.

Development planning for successful development of residential and commercial projects, which would include extensive financial investment analysis, pro-forma modelling of new developments, and opportunistic investment strategies.

Source acquisition opportunities, conceptual planning.

Participate in the identification and negotiation of debt financing.

Prepare and direct internal requests for authorisation of capital investment and expenditures to initiate development and prepare investment support packages.

Direct activities with lawyers, architects, engineers, and other consultants to plan projects related to public entitlement, site permits and approvals, acquisition, due diligence and closing activities.

Work with local citizen groups, governmental bodies and other interested parties and stakeholders to obtain necessary project permits, approvals and entitlements.

Direct and manage the Development Project Execution Team responsible for the construction of projects, coordination of designers, consultants, general contractors, etc.

Monitor and assure timely completion of the investment and development within the established budget, schedule and required investment returns.

Provide leadership, mentoring, professional guidance, direction and supervision to other internal team members.

Consult with and assist the Facilities Management Team in identifying operational and management issues, opportunities and benefits relating to development design, construction and transfer  of property to portfolio status at completion. Such consultation will include materials and equipment selection which will be used in developing projected stabilised operating budgets.

Work with Development Team to transition project acquisition and entitlement to project programming, design and delivery phase.


Education and Experience:

A University degree or  professional qualification equivalent in a related field such as business, finance, real estates, construction, architecture or urban planning.

Experience in project management and costing of new development from concept through permits and approvals, financing, construction and transfer to portfolio status at completion.

Experience in paying claims for construction and managing deficiencies, holdbacks and warranty reviews.

Experience securing financing for real estates projects.

Experience developing consultation plans and leading consultation activity.

Experience working in partnerships and managing relationships with key stakeholders and contracted professionals.


The role:

This is a full-time permanent position. Reports to the Head of the Company.


Salary:

We offer generous remuneration package, subject to experience and qualifications (equity growth and stock options available).
